The aggregate of an enterprise's continuing operating costs that cannot be tied to a specific output, positioned in accounting as the counterpart to direct cost. A developer's corporate overhead grows heavier per unit as the number of active projects falls, because fixed cost spreads across less work; when a pipeline slows, margin pressure therefore often comes not from the market but from the inflexibility of the firm's own cost base, and that rigidity translates into a valuation discount at the next financing round.
