English Definition
The collective asset class comprising the furniture, equipment and installed fixtures a facility needs to operate, distinct from its building and land, and particularly material in operations-intensive projects such as hospitality, healthcare and retail. Because these assets have far shorter economic lives than the structure, financing models set aside a dedicated FF&E reserve, which a lender may position in the cash-flow waterfall after operating expense but ahead of debt service. Where that reserve is calibrated too thinly, asset value degrades faster than projected over the middle of the tenor.
