Ipotek borclunun kredi yukumluluklerini yerine getirmemesi durumunda ipotek alacaklisinin ipotekli mulku ele gecirme ve satma hukuki hakkini kullanmasidir. Ipotek paraya cevirme sureci gecerli yargi alanina bagli olarak yargisal veya yargi disi islemlerle baslatilir. Satis geliri odenmemis ipotek borcunun karsilanmasina uygulanir ve varsa fazlalik eski mulk sahibine iade edilir.
English Definition
To exercise a mortgagee's legal right to take possession of and sell a mortgaged property when the mortgagor has defaulted on the loan obligations. The foreclosure process is initiated through judicial or non-judicial proceedings depending on the applicable jurisdiction. Proceeds from the sale are applied to satisfy the outstanding mortgage debt, with any surplus returned to the former property owner.
