Satis genellikle adil sureci saglamak icin mahkeme gozetiminde veya kanuni gereksinimlere uygun olarak yapilir. Ipotek satislari satis kosullarinin sikintili yapisi nedeniyle genellikle emsal piyasa islemlerine kiyasla daha dusuk fiyatlar uretir.
