Bir hak kaybı, kamulaştırma ya da sözleşmesel yükümlülüğün karşılığının, taksitli veya süreğen ödeme yerine tek bir toplu tutarla karşılanmasını ifade eder. Proje geliştirmede bu yapı en somut hâlini arazi edinimi ve kamulaştırmada bulur: hak sahibine peşin ve toplu ödenen bedel, projenin arazi riskini erkenden kapatırken, tazminatın piyasa değerini karşılamadığı durumda yerel direnç ve dava riskini besleyerek takvimi geciktirebilir. Deneyimli geliştirici, toplu tazminatın nominal büyüklüğünden çok, ödemenin zamanlaması ile projenin nakit ihtiyaç eğrisi arasındaki uyumu yönetir; zira erken ve topluca bağlanan sermaye, inşaat öncesi dönemde taşıma maliyeti üretir.
English Definition
Compensation for a loss of right, expropriation, or contractual obligation met as a single aggregate sum rather than in instalments or a continuing payment. In project development the structure is most tangible in land acquisition and expropriation: a sum paid to the rightholder upfront and in a lump closes the project's land risk early, yet where it fails to match market value it can feed local resistance and litigation risk and delay the schedule. The experienced developer manages less the nominal size of the lump-sum compensation than the fit between the timing of payment and the project's cash-need curve, since capital committed early and in a lump generates a carrying cost in the pre-construction period.
