Bir projenin sermaye harcamasının tek seferde değil, belirlenmiş kilometre taşlarına bağlı ardışık dilimler halinde taahhüt edildiği yatırım yaklaşımıdır. Bu yapı, geliştiriciye her aşama sonunda devam etme ya da durma opsiyonu tanıdığı için gömülü bir gerçek opsiyon (real option) değeri taşır; kredi verenler açısından ise her dilimin serbest bırakılması, önceki aşamanın teknik ve ticari koşullarının (completion tests) sağlanmasına bağlanarak aşağı yönlü risk sınırlanır. Sermayenin zamanlaması böylece bir risk yönetim aracına dönüşür.
English Definition
An investment approach in which a project's capital expenditure is committed not at once but in sequential tranches tied to defined milestones. Because it grants the developer an option to continue or halt at the close of each stage, the structure carries embedded real-option value; for lenders, releasing each tranche against satisfaction of the prior stage's technical and commercial completion tests bounds the downside. The timing of capital thus becomes an instrument of risk management rather than a mere schedule.
