Üretim sürecinde kullanılan insan yapımı üretim araçlarının — tesis, makine, ekipman ve altyapının — bütününü ifade eden iktisadi kavramdır; beşeri ve finansal sermayeden ayrılır. Proje finansmanında fiziki sermayenin asıl özelliği batık maliyet (sunk cost) niteliğidir: bir kez konuşlandırıldığında alternatif kullanıma dönüştürülmesi maliyetlidir, ve bu geri döndürülemezlik, sponsora karşı pazarlıkta kredi verenin elini güçlendirirken sponsorun terk (walk-away) opsiyonunu daraltır.
English Definition
The economic concept denoting the stock of man-made means of production used in the productive process — plant, machinery, equipment and infrastructure — as distinct from human and financial capital. Its defining feature in project finance is its sunk-cost character: once deployed, it is costly to redirect to an alternative use, and this irreversibility strengthens the lender's hand in bargaining against the sponsor while narrowing the sponsor's option to walk away from the project.
