Bir geliştiricinin, fonun ya da kuruluşun geliştirme sürecinin çeşitli aşamalarında bulunan, henüz finansal kapanışa ulaşmamış proje portföyüdür. Proje hattının kalitesi salt sayı değil, aşama olgunluğu ve dönüşüm oranıyla ölçülür; erken aşamadaki bir hattın ne kadarının izin, arazi ve bağlantı hakkını geçerek finanse edilebilir projeye dönüşeceği, bir platform yatırımının değerlemesindeki en tartışmalı varsayımdır ve deneyimli yatırımcı bu dönüşüm oranını iskonto ederek fiyatlar.
English Definition
The portfolio of projects at various stages of a developer's, fund's or institution's development process that have not yet reached financial close. A pipeline's quality is measured not by count but by stage maturity and conversion rate; how much of an early-stage pipeline will pass through permitting, land and interconnection to become a bankable project is the most contested assumption in valuing a platform investment, and the experienced investor prices this conversion rate at a discount.
