Bir borçlanma aracının anapara ve faiz ödemelerinin vade boyunca hangi tarihlerde ve hangi tutarlarda yapılacağını gösteren, önceden belirlenmiş geri ödeme takvimidir. Bu plan, borcun amortize mi edileceğini yoksa vade sonunda tek seferde mi (bullet) ödeneceğini de tanımlar. Proje finansmanında itfa planının şekli, gelir eğrisiyle uyumlu tasarlanmalıdır; sculpted (gelire göre şekillendirilmiş) itfa, düz eşit taksitli itfaya kıyasla DSCR'yi daha istikrarlı tuttuğu için kredi verenlerce sıkça tercih edilir.
English Definition
A predetermined repayment schedule setting out the dates and amounts at which the principal and interest of a debt instrument fall due across its life. The plan also defines whether the debt amortises over time or is repaid in a single bullet at maturity. In project financing the shape of the redemption schedule should track the revenue curve; sculpted amortisation, tied to projected cash flow, is often preferred by lenders over flat equal instalments precisely because it holds the DSCR steadier across the loan's life.
