Bir işletmenin gelir üreten fiziksel varlıklarını — fabrikalar, işleme üniteleri, üretim hatları ve bunları destekleyen altyapıyı — kapsayan varlık grubudur. Proje finansmanında bu tesisler çoğu zaman teminat paketinin çekirdeğini oluşturur; ancak özel amaçlı, tek bir sürece göre tasarlanmış tesislerin ikincil piyasa değeri sınırlı olduğundan, kredi verenler teminatı tasfiye değerinden çok işletme değeri (going concern) üzerinden fiyatlar. Bu nedenle temerrüt senaryosunda gerçek koruma, varlığın kendisinden değil, projenin nakit üretmeye devam etme kapasitesinden gelir.
English Definition
The group of income-producing physical assets of a business — plants, processing units, production lines, and the infrastructure that supports them. In project financing these facilities often form the core of the security package; yet because purpose-built assets designed around a single process have limited secondary-market value, lenders price the collateral on a going-concern rather than a liquidation basis. In a default scenario, therefore, the real protection comes not from the asset itself but from the project's capacity to keep generating cash.
