Kaynak bulmadan farkı, sermayeyi eşleştirmekten önce eşleştirilecek varlığı yaratmasıdır — arazi, izin, bağlantı hakkı ve alım ilişkisi gibi geliştirme opsiyonlarının bir araya getirilmesidir. Uygulamada üretilen projelerin önemli bir kısmı finansal kapanışa hiç ulaşmaz; bu nedenle deneyimli geliştirici, erken aşama harcamasını değil, terk edilmesi durumunda batacak maliyeti (sunk cost) titizlikle sınırlar.
English Definition
The process of advancing financeable new projects from concept to structured transaction, forming the early end of the origination function in development finance and investment. Distinct from sourcing, it creates the asset to be matched before matching it with capital, assembling development options such as land, permits, interconnection rights, and an offtake relationship. In practice a substantial share of generated projects never reaches financial close, so an experienced developer carefully caps not early-stage spend but the sunk cost that would be lost on abandonment, treating each option payment as a probability-weighted bet rather than a committed outlay.
