English Definition
The discipline of managing the physical assets of a real-estate portfolio and the technical systems within them with an eye to both value preservation and operational continuity; property management leans toward rent, tenant relations and the revenue side, while facilities management focuses on the upkeep of building systems, energy efficiency and service continuity. The distinction between the two lines looks administrative on the surface yet its financial consequence is sharp: deferred maintenance may appear to lower operating expense in the short term but directly raises the asset's residual-value risk and future capital-expenditure burden. In income-producing infrastructure and real-estate projects, the quality of this function shapes the sustainability of net operating income and thus feeds directly into valuation.
