Gelir üreten bir gayrimenkulün günlük işletilmesi — kira tahsilatı, kiracı ilişkileri, bakım koordinasyonu ve gider kontrolü — üzerinden değerinin ve nakit akışının korunması hizmetidir. Mülk yönetiminin finansal etkisi çoğu kez küçümsenir; oysa doluluk oranındaki bir puanlık düşüş ya da tahsilat gecikmesi, sabit gider tabanı değişmediği için net işletme geliri üzerinde orantısız bir etki yaratır. Proje ve gayrimenkul finansmanında yönetim kalitesi, gelir akışının öngörülebilirliğini belirlediğinden değerlemeyi doğrudan etkiler; nitekim kredi verenler zayıf yönetim durumunda yönetimi devralma (step-in) ya da yöneticiyi değiştirme hakkını finansman belgelerinde saklı tutar.
English Definition
The service of preserving an income-producing property's value and cash flow through its day-to-day operation, including rent collection, tenant relations, maintenance coordination and expense control. The financial effect of property management is often underestimated; yet a one-point drop in occupancy or a delay in collection produces a disproportionate impact on net operating income, since the fixed-cost base does not move. In project and real-estate finance, management quality shapes the predictability of the income stream and thus feeds directly into valuation; lenders accordingly reserve, in the financing documents, the right to step in or replace the manager where management proves weak.
