English Definition

A deed of United States origin by which a grantor transfers whatever right and interest it may hold in real property without any warranty as to the existence or soundness of that interest; the grantee takes as much as the grantor actually owns and no more. This sharp distinction from a warranty deed makes the quitclaim risky in project development, since prior easements, tax liens or defects in the chain of title are not cleared by it, and lenders in financed projects therefore frequently insist on a warranty deed supported by title insurance.
