Faaliyet ekonomisi faiz oranlarındaki değişime belirgin biçimde tepki veren sektördür; gayrimenkul, altyapı, kamu hizmetleri ve genel olarak sermaye-yoğun sanayi bu gruba girer. Bu sektörlerde yatırımın büyük kısmı borçla finanse edildiği için faiz maliyetindeki artış hem proje fizibilitesini hem varlık değerlemesini aynı anda baskılar. Proje finansmanı bizatihi faize duyarlı bir disiplindir, zira uzun vadeli borcun fiyatı, iskonto oranı üzerinden projenin bütün değer denklemini yeniden şekillendirir.
English Definition
An industry whose operating economics respond markedly to shifts in interest rates; real estate, infrastructure, utilities, and capital-intensive manufacturing generally fall within this group. Because a large share of investment in these sectors is debt-funded, a rise in the cost of interest simultaneously compresses project feasibility and asset valuation. Project finance is itself a rate-sensitive discipline, since the price of long-dated debt, working through the discount rate, reshapes the entire value equation of a project.
