Proje finansmanında arazi kirası çoğu zaman gizli bir kıdem sorunu yaratır; bir tesisin üzerinde kurulduğu araziye ilişkin zemin kirası (ground rent), sözleşme gereği borç servisinden önce ödenmesi gereken bir yükümlülük olabildiğinden fiilen kredi verenlerin alacağının önüne geçer, bu nedenle kredi verenler malik ile doğrudan bir mutabakat (landlord consent) ve temerrüt bildirimi hakkı arayarak bu önceliği kontrol altına almaya çalışır.
English Definition
The periodic sum paid to an owner in consideration of the right to use and enjoy land or an asset. In project finance ground rent frequently creates a hidden priority problem, for the rent payable on the land beneath a facility can, by the terms of the lease, rank as an obligation that must be met ahead of debt service and so effectively sits in front of the lenders' claim. Lenders accordingly seek a direct agreement with the landlord, together with notice and cure rights, to bring that priority under control.
