Değerlemesi, ikinci el piyasa fiyatı yerine aynısını bugünkü koşullarda yeniden üretmenin maliyeti üzerinden yapılan varlık kalemidir; özellikle aktif bir piyasası bulunmayan, özelleşmiş ya da sigorta konusu mülklerde başvurulan bir ölçüdür. Yeniden üretim bedeli birebir aynı özelliklerle inşa/imal maliyetini esas alırken, ikame bedeli eşdeğer işlevi çoğu zaman daha ucuza sağlayabilir; ikisi arasındaki fark önemsiz değildir. Proje finansmanında sigorta yeterliliği testinde bu ayrım kritik olur, zira eksik sigortalı bir varlık, bir hasar sonrası yeniden inşa açığını doğrudan sponsorun sermayesine yükler.
English Definition
An asset item whose valuation is based not on a secondary-market price but on the cost of reproducing an identical item under today's conditions; it is the measure resorted to for specialized, insured or otherwise thinly-traded property. Reproduction cost assumes rebuilding to identical specifications, whereas replacement cost may deliver equivalent function more cheaply; the gap between the two is not trivial. In project finance this distinction matters in the insurance-adequacy test, since an underinsured asset loads any post-loss rebuild shortfall directly onto the sponsor's equity.
