ABD gayrimenkul ve finansman işlemlerinde, mülkiyet devrinin veya kredi kapanışının tamamlanması için alıcı ve satıcının üstlendiği ihraç, tapu sigortası, ekspertiz, kayıt harcı, avukatlık ve escrow açılış kalemlerinin bütünüdür. Bu kalemler işlem değerinin görünmeyen ama küçümsenmeyecek bir yüzdesini oluşturur ve RESPA kapsamında standart bir açıklama belgesinde kaleme dökülür. Proje finansmanında arazi ediniminin settlement cost'u çoğu zaman geliştirme bütçesinde eksik modellenir; özellikle tapu sigortası ve kayıt harçları, çok parselli portföylerde toplamda anlamlı bir ön-maliyet birikimi yaratır.
English Definition
In US real estate and financing, the aggregate of issuance, title insurance, appraisal, recording, legal and escrow-opening charges that buyer and seller bear to complete a transfer of ownership or a loan closing. These items form an often-overlooked but non-trivial percentage of transaction value and are itemized on a standardized disclosure under RESPA. In project finance the settlement costs of land acquisition are frequently under-modeled in the development budget; title insurance and recording fees in particular accumulate into a meaningful upfront charge across a multi-parcel portfolio.
