English Definition
A foundational project-finance document mapping every source of funding entering a project — equity, debt, grant, mezzanine — against every use to which it is applied — construction, land, interest, reserves, development cost — in a single balanced schedule in which total sources must equal total uses exactly. It is the first negotiating ground of the capital structure, where the debt-to-equity ratio, the debt service reserve and the sizing of contingency lines all become visible. Seasoned lenders read the contingency line first, because an under-calibrated reserve leaves the sponsor exposed to an equity cure call at the first cost overrun during construction.
