Tüm faiz ödemeleri, ücretler ve anapara geri ödemelerini kapsayan borç servisi nakit akışlarının iç verim oranını hesaplayarak paranın zaman değerini dikkate alan toplam borçlanma maliyeti hesaplama yöntemidir. Net faiz maliyeti yönteminden farklı olarak gerçek faiz maliyeti her ödemenin zamanlamasını ağırlıklandırdığı için daha doğru bir borçlanma gideri ölçümü sağlar. Belediye tahvili fiyatlandırması ve rekabetçi teklif değerlendirmelerinde yaygın olarak kullanılır.
English Definition
A method of calculating the total cost of borrowing that takes into account the time value of money by computing the internal rate of return on the debt service cash flows, including all interest payments, fees, and principal repayments. Unlike the net interest cost method, true interest cost provides a more accurate measure of borrowing expense because it weights the timing of each payment. It is commonly used in municipal bond pricing and competitive bid evaluations.
