Bir yatırımın ürettiği periyodik gelirin, o yatırımın maliyetine ya da güncel piyasa değerine oranı; genellikle yıllık yüzde olarak ifade edilir ve getirinin gelir bileşenini, sermaye kazancından ayrı olarak ölçer. Tahvilde kupon/fiyat, hisse senedinde temettü/fiyat, gayrimenkulde kira/değer bu oranı verir. Proje finansmanında yatırımcının talep ettiği getiri, sermaye yapısındaki sıraya göre katmanlanır; kıdemli borcun getirisi ile özsermayenin hedef getirisi arasındaki fark, tam da üstlenilen risk kademesinin fiyatıdır.
English Definition
The ratio of the periodic income an investment produces to its cost or current market value, usually expressed as an annual percentage, measuring the income component of return separately from capital gain. Coupon over price for a bond, dividend over price for a share, rent over value for real estate all give this ratio. In project finance the yield an investor requires is layered by position in the capital structure, and the gap between the yield on senior debt and the target yield on equity is precisely the price of the risk tranche being assumed.
