English Definition
In English leasehold law, the tenant's obligation to hand the property back to the landlord at the end of the term in the condition the lease requires, frequently paired with a dilapidations covenant to make good the premises. Where the handback standard is not clearly defined in the lease, it becomes a substantial dispute item over repair and restoration costs at term end. In energy and infrastructure projects built on long-term ground leases this clause is far from incidental: the cost of dismantling and site restoration — decommissioning — directly sets the project's end-of-life cash flow and the reserve that must be set against it.
